Buying Process

Yes! We encourage buyers to visit the property. We provide GPS coordinates and driving directions so you can check out the land before making a decision.

Are there any additional fees?

We believe in 100% transparency—there are no hidden fees. However, buyers are responsible for the county recording fee, which typically ranges from $25 to $50, depending on the county.

Do you offer refunds?

All land sales are final and non-refundable. We strongly encourage buyers to complete their due diligence before purchasing.

Owner Financing

How does your financing option work?

We offer owner financing, allowing you to purchase land with:
✔ No banks
✔ No credit checks
✔ Affordable monthly payments

Once you make your final payment, we transfer the Warranty Deed to your name.

What payment methods do you accept for monthly payments?

We accept the following:
✔ ACH Bank Draft (recommended) – Automatic withdrawal from your bank.
✔ Zelle or PayPal – Secure digital transfers.
✔ Mailed Check or Money Order – Traditional payment method.

Can I use the land while making payments?

Yes! Many of our properties allow you to start using the land after the first payment. However, some counties have restrictions, so check the property listing for details.

What happens if I miss a payment?

We understand that financial situations can change. Here’s how we handle missed payments:

  • Grace Period – We typically allow a 7- to 15-day grace period before applying late fees.

  • Late Fees – If payment is not made within the grace period, a late fee is added to your balance.

  • Default & Contract Cancellation – If payments remain unpaid for 60–90 days, the financing contract will be terminated, and the property will be reclaimed. Any payments made up to that point will be forfeited.

Property Details & Land Usage

Do the properties have utilities?

Most of our properties are undeveloped, meaning you may need to install utilities such as:
✔ Electricity (may require a connection or solar setup)
✔ Water (well installation or delivery services)
✔ Septic (or alternative waste management systems)

Some properties have nearby access to utilities, which will be noted in the listing.

What kind of road access do the properties have?

Most of our properties have direct road access or are near county-maintained roads. If a property requires additional clearing or easements, it will be listed in the property details.

Can I use the land while making payments?

Yes! Many of our properties allow you to start using the land after the first payment. However, some counties have restrictions, so check the property listing for details.

What type of deed do I receive?

We provide a Warranty Deed with every purchase, ensuring you receive a clear title with no liens or encumbrances.

Deed Transfer & County Recording Process

How does the county recording fee process work?

Once your final payment is made, we prepare the Warranty Deed in your name. However, the buyer is responsible for the county recording fee, which typically ranges from $25 to $50, depending on the county.

Recording Process:

  1. We prepare the deed – After full payment, we draft the Warranty Deed with your information.

  2. You submit the deed to the county – We provide instructions on how to submit it for official recording.

  3. The county records your deed – Once processed, the deed becomes part of public records, officially transferring ownership to you.

Do I need title insurance?

Title insurance is not required, but you may purchase it if you want additional protection. We guarantee clear title on all our properties.

Are property taxes included in the payments?

No, property taxes are the buyer’s responsibility. However, New Mexico property taxes are typically very low, often under $100 per year for smaller parcels.
